You either run a tight operation, or you think you do.
Find out which.

Free, about four minutes, and it can come back telling you not to hire anyone.

One question at a time, and you see your grade before we ask for an email address.

How it is scored

No curve and nothing hidden. Every question maps to one of six dimensions, each answer carries fixed points, and the dimensions are weighted as below. If a dimension does not apply to you — CAM if you hold apartments, leasing if you are a brokerage — it is dropped and its weight is redistributed across the rest, so the column you are scored on always totals 100.

Commercial

  • 25%Lease dataStrong looks like: You can answer a portfolio-wide lease question in minutes, without opening a PDF, and the answer is trustworthy enough to act on.
  • 20%CAM and recoveriesStrong looks like: Reconciliation is a scheduled process with a defensible audit trail, not a scramble, and you know what you under-recovered last year.
  • 15%DocumentsStrong looks like: Every lease, amendment, and estoppel is in one searchable place, and finding a clause does not depend on one person being reachable.
  • 15%ReportingStrong looks like: Portfolio performance is a page you open, not a report someone builds, and it is current enough to make a decision from.
  • 15%Leasing and vacancyStrong looks like: You know what rolls in the next 24 months, you are working it early, and you can put real numbers in front of a prospective tenant rather than a story.
  • 10%How you adopt toolsStrong looks like: Someone has actually tried this on a real document, decided what it is allowed to do unsupervised, and written the decision down.

Residential

  • 25%Leads and pipelineStrong looks like: Every lead lands in one place, gets a first response in minutes rather than hours, and nobody who went quiet is quietly lost.
  • 25%Under contract to closeStrong looks like: Dates, contingencies and documents are tracked in a system that surfaces what is due, and the same steps happen on every deal whoever is running it.
  • 20%Listings and marketingStrong looks like: A signed listing is live and marketed within days, to the same standard every time, without waiting on whoever happens to be free.
  • 10%Files and complianceStrong looks like: Every signed document for a closed file is where it is supposed to be, and an audit or a complaint two years from now is an afternoon rather than a crisis.
  • 10%Knowing your numbersStrong looks like: You know your conversion rate, what is actually in the pipeline, and what you are on track to earn, without rebuilding it in a spreadsheet first.
  • 10%How you adopt toolsStrong looks like: Someone has actually tried this on a real document, decided what it is allowed to do unsupervised, and written the decision down.

What we do with your answers

We keep them, and we read them. If you later end up on a call with us, we will have looked at what you said rather than asking you to repeat it.

Your email address gets you the report and subscribes you to our writing on AI in real estate. One click unsubscribes, and we do not pass your address to any vendor in the database, including the ones we recommend to you.

If you are residential: the 110-tool registry behind the shortlist is commercial real estate software. Your grade, the reasoning and the order to fix things in are all fully there, and we will tell you which general tools genuinely apply, but we are not going to hand you a lease-abstraction platform and call it a recommendation. Residential coverage is being built.
