How We Verify

Most “best AI tools for retail real estate” lists are written by companies selling one of the tools on the list. That is the reason this database exists.

Three states, never blurred

Candidate. We know it exists and believe it is relevant. Nothing more.

Tracked. We snapshot its public pages and record what changes between runs: pricing, packaging, new products, quiet removals.

Verified. It was used on a real retail property, by us, on real documents. Every verified entry carries the date it was checked, because a verification from eighteen months ago is not a verification.

What we exclude, and why

Our reader owns and operates retail centers. A tool that cannot touch a retail rent roll, a CAM pool, a percentage-rent clause, or a center’s trade area does not belong here, however good it is. Residential agent CRMs, multifamily leasing bots, and mortgage origination platforms are excluded on that basis, not on quality.

How the portfolio-size filter is decided

The fit tag answers one question: what size portfolio does this realistically serve. We decide it from what the vendor publishes, not from what their marketing claims, and every tool page shows the basis underneath the tag.

A tool is tagged 1-5 centers when there is a free tier or a published entry price under $600 a month. At that portfolio size there is no analyst and no budget line, so price is the real gate, not whether the vendor wants a call first. A tool is tagged 30+ when it is sold as an enterprise or institutional engagement, which we take from the vendor’s own positioning and from an entry price at or above $750 a month.

Roughly three quarters of the database does not publish pricing at all. Those entries say pricing not observed on their page, and we only claim the mid-market for them. That is a weaker statement than the ones above and it is labeled as one. We would rather show you where our own knowledge runs out than let an assumption sit on the page looking exactly like a checked fact.

Logos and trademarks

We show product logos to identify the products we are writing about. They are the trademarks of their owners, and their presence here does not mean the vendor endorses us or that we endorse them. No vendor pays to be listed, and no listing position is for sale. If you own a mark shown here and would rather we did not display it, tell us and we will take it down.

Logos are cached on our own servers rather than loaded from the vendor, so browsing the database does not report your reading back to the companies in it.

Our conflicts, stated plainly

Woodworks Realty Studio builds AI systems for retail owners, and some tools in this database are ones we deploy for clients. Where that is true, we say so inside the entry and inside any story that covers it. We take no payment for placement, and no vendor has ever been given advance review of anything published here.
